Why do bottom sections get damaged so often in winter?

Meltwater runs under the bottom seal during a thaw and freezes the door to the slab overnight. When the opener starts in the morning, it pulls on a door that is anchored at the bottom, and something yields: the section bows, a hinge tears from its stile or a cable jumps. Salt and slush thrown off the car then corrode the lower edge. Keeping the seal free of ice and rinsing salt away protects the new section.

How often should the whole door be inspected?

Industry guidance suggests a monthly visual and listening check by the homeowner, with the door closed and then in motion, and a yearly visit from a trained door systems technician who goes over springs, cables, rollers, hinges, track, balance and the opener's safety functions. Rollers themselves are worth a look twice a year, and they belong on the list whenever springs or cables are being replaced. A door used many times a day earns more frequent attention.

Does a heavy insulated door need heavier track?

Usually the standard two-inch track handles a residential insulated door well, provided the gauge matches what the door maker specified and the brackets and hangers are properly fixed. Very heavy or oversized doors, and some carriage-style wood doors, are set up on three-inch track or on heavier-gauge two-inch. If a heavier door was hung on the light track from an earlier door, flexing and spreading follow, and the technician will say so.

Why is the door sitting crooked in the opening?

Each corner of the door is held by its own cable. When one cable stretches, slips its drum or breaks, that corner loses its lift and drops while the other stays up, so the door tips and usually wedges against the track. Setting both cables to the same length and tension is part of every cable replacement, and it is what brings the door back level.
