- A length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.

The vinyl strip around the door used to be soft and white. Now it is grey and hard, cracked every few inches, and a piece near the corner snaps off in your fingers.
Winter is what wears a perimeter seal out here. Sun and cold cycles harden the vinyl until it cracks, freezing rain glues the fin to the door so the opener tears it, and salty slush sits against the bottom of the jambs and rots the wood the strip is nailed to. One visit deals with all of that: soft wood at the base of the jamb is cut out and replaced, fresh seal is fitted in continuous lengths with the corners overlapped, and the fin is wiped with silicone so ice does not bond to it. The garage stays drier and calmer through the next freeze-thaw season.

Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.
Scene 2
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.

The lowest part of each jamb is where the weather does its work, so a little attention there protects the whole seal. Push slush away from the jambs when clearing the driveway rather than piling it against them, and rinse the salt off the bottom of the stop on a mild day. Keep the joint between the jamb and the sill caulked so meltwater runs off the face instead of behind it. If a section of jamb was replaced, keep its paint or PVC surface intact. A dry jamb base holds its fasteners, and fasteners that hold keep the seal tight.

The seal still earns its place. It keeps driven snow, rain, leaves and animals out of the garage and off whatever is stored there, and it stops the door edges rattling in the wind. For an attached or heated garage the comfort benefit to the house is added on top. The technician may suggest a simpler fin replacement for a detached shell and a one-piece stop where the garage is lived beside.
The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.
It depends on sun, cold and how the door meets it. One manufacturer's guide suggests replacing seals every two to three years, while a well-set fin kept free of paint and wiped with silicone before winter often goes considerably longer. Rather than a calendar, watch the fin: when it stiffens, cracks or shrinks back from the door, it has done its work.
