Garage Doors in Dancaster CourtsRollers, hinges
and the small parts.
Most of what goes wrong with a garage door in Dancaster Courts is small: a cracked roller, a hinge with an oval hole, a bearing that dried out. We carry those parts, replace them in sets so wear stays even, and lubricate the rest, which is often all a noisy or sticky door needed. This page also covers Springvale.

How a visit goes
Smart controllers are useful when they are installed properly. We mount the controller and door sensor, connect it to your home network, pair it with the opener, and confirm that the built-in safety sensors still take priority over any command from a phone.

Step 1 of 5
Call and describe the door
Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

Step 2 of 5
On our way
Whether you call or send the form, we ask a few questions: door type, opener make if you know it, and what changed. That shapes the visit.

Step 3 of 5

Nothing is adjusted or replaced until you have heard what we found and agreed with the plan for it.

Step 4 of 5

2021 census: what it means at the door
Every square is one home in a hundred.
- 61 in 100 homes · older homes
- 56 in 100 homes · mixed housing
- About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Wood door frames in an older house settle and swell over the decades, which can leave a door rubbing on one side. Rather than forcing the opener, the technician trues the tracks, adjusts the jamb seals and sets the door so it travels freely again.
- Single-detached houses make up about 56% of homes in Hamilton (2021 Census). In mixed neighbourhoods, noise matters differently from one address to the next. A detached house with a bedroom above the garage and a townhouse with a neighbour through the wall both benefit from a belt-drive opener and nylon rollers, and we explain the difference either way.

Things people wonder
Should I lubricate the tracks?
No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. Wipe the tracks with a rag and put the lubricant where it belongs: on the hinge pins, the roller bearings, the spring coils and the bearing plates at the ends of the torsion shaft.
How do I look after the new seal?
Wipe it clean of salt and grit a few times a year, and give it a light coat of silicone spray each autumn so meltwater has nothing to bond to. Keep petroleum products and solvents away from it, since they soften vinyl. Clear ice and packed snow from the threshold before running the door in winter. Once a season, look under the closed door for daylight. That is the whole routine.
Does a heavy insulated door need heavier track?
Usually the standard two-inch track handles a residential insulated door well, provided the gauge matches what the door maker specified and the brackets and hangers are properly fixed. Very heavy or oversized doors, and some carriage-style wood doors, are set up on three-inch track or on heavier-gauge two-inch. If a heavier door was hung on the light track from an earlier door, flexing and spreading follow, and the technician will say so.
The motor runs but the door does not move. What has happened?
Four things are checked in order. The door may be disconnected at the red handle, or the manual lock may be engaged. The trolley may be jammed against the stop bolt at the end of the rail. Or the drive gear inside the head has stripped, so the motor turns without turning the sprocket; pale shavings under the cover confirm it. A broken spring also leaves a motor humming against a door far too heavy to lift, and that is spring work first.
