- The call
- Every mild afternoon the snow melts off the car, runs to the door, and by morning the rubber strip along the bottom is frozen to the concrete. Last week the opener lifted the door and left half the seal on the floor.

The gap under the door is a finger wide at one end and nothing at the other. The door itself looks straight, but the floor drops away toward the corner where the slab has settled, and drafts pour through the wedge.
The material matters as much as the shape when the garage sees real winters. Vinyl is the common choice: it resists moisture and sun well but grows stiff in deep cold and stops moulding itself to the concrete. Rubber stays supple at low temperatures and follows an uneven floor, though it can harden after many years of sun. Silicone keeps its flexibility through hot and cold alike and resists cracking, at a higher cost per metre. Choosing the right compound for a door that faces the weather is part of the service, and it is one reason a replacement seal often outlasts the one it replaces.

Garage Door Bottom Seal Replacement · Hamilton

Scene 1
A gap that is wider at one corner is often the door rather than the seal. The technician checks that the door sits square in the opening by comparing the bottom edge to the floor at both ends and looking at how each lift cable wraps its drum. A stretched cable, a drum that has crept on its shaft or uneven spring tension drops one corner a centimetre or two, and setting the door level is what closes that wedge. If the door is out of level, the adjustment is explained as its own item and done first, and the seal is then sized to the gap that remains. Getting the order right saves fitting a seal twice.
Scene 2
The opener's release cord is pulled so the motor is out of the picture, and the door is raised by hand to a height where the bottom rail sits at a comfortable working level, usually around chest height. A clamp goes on each vertical track just below a roller so the door cannot drift down while the retainer is exposed. The bottom brackets in each corner stay untouched throughout, because they carry cable tension whenever the springs are wound. With the door held and the floor in front clear, the seal and retainer can be handled like any other piece of hardware.
Scene 3
The first thing you notice is the absence of daylight. With the door closed and the lights off, the floor line is dark from one jamb to the other, and the draft that used to move across the floor is much reduced. The door lands softly, because the opener now stops when the seal is gently compressed rather than driving the section into the concrete. Leaves, grit and drifting snow are kept out far more often. If you crouch and look, the new bulb sits evenly along the slab, filling the low corner the old strip used to hover above.

Wipe it clean of salt and grit a few times a year, and give it a light coat of silicone spray each autumn so meltwater has nothing to bond to. Keep petroleum products and solvents away from it, since they soften vinyl. Clear ice and packed snow from the threshold before running the door in winter. Once a season, look under the closed door for daylight. That is the whole routine.
It closes the gap between the door and the slab so rain and meltwater meet a continuous barrier. Where the driveway slopes toward the garage, or the slab edge has dipped, the seal alone is working against gravity, and a threshold seal glued to the floor adds a lip that turns water back toward the drive. The technician looks at where the water comes from and recommends the combination that suits your threshold.
Three, and they can be combined. A taller bulb-style seal compresses more and follows a modest dip or crown. A threshold seal fixed to the floor follows the slab's existing contour and gives the door a raised, consistent line to land on where it is dished or sloped. And where the floor has heaved or broken up badly, grinding or patching the concrete is a separate job that makes any seal perform better. The gap map from the first look shows which applies.
