- After a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step. The door was shut the whole time; the snow came in around it.

The vinyl strip around the door used to be soft and white. Now it is grey and hard, cracked every few inches, and a piece near the corner snaps off in your fingers.
The skill in this job is in the position of the fin. It should touch the door with a small, even deflection, so that it seals when the door is closed and springs clear as the door lifts. Set too far off, it leaves a standing gap; pushed too hard, it drags, folds under and tears within a season. The header piece goes on first, fastened from the centre outward so it stays straight, and the sides are fitted tight beneath it so the fins overlap at the corners. Fasteners are spaced evenly in sound wood, and any joint where water could get behind the stop is caulked.

Scene 1
A perimeter seal can only follow a door that sits where the frame expects it, so the door is checked before any strip is ordered or cut. Each edge is checked for plumb, the gap to both jambs is compared, and the top section is watched as it meets the header to see whether it bows away or leans in. Rollers, hinges and the spacing of the vertical tracks are looked at because any of them can shift the door face toward one jamb and away from the other. Small corrections, such as re-setting a track bracket, are noted so the new seal is fitted to a door that closes square and stays that way.
Scene 2
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.

In late autumn, wipe the fin with a silicone spray or a silicone-based lubricant on a cloth. It leaves a film that cuts the odds of meltwater bonding the fin to the cold door face during an ice storm, though a hard freeze can still catch it. Oil-based products are avoided because they swell and soften vinyl over time. The same wipe once or twice through the winter keeps the fin supple. If the door does freeze to the seal, a little warm water along the edge from inside, or simply waiting for the sun, frees it without pulling; dry the thawed spot afterwards so it does not simply refreeze.

The seal still earns its place. It keeps driven snow, rain, leaves and animals out of the garage and off whatever is stored there, and it stops the door edges rattling in the wind. For an attached or heated garage the comfort benefit to the house is added on top. The technician may suggest a simpler fin replacement for a detached shell and a one-piece stop where the garage is lived beside.
The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.
It depends on sun, cold and how the door meets it. One manufacturer's guide suggests replacing seals every two to three years, while a well-set fin kept free of paint and wiped with silicone before winter often goes considerably longer. Rather than a calendar, watch the fin: when it stiffens, cracks or shrinks back from the door, it has done its work.
